End-of-tenancy cleaning checklist

End-of-tenancy cleaning is judged against the inventory taken when you moved in, so the standard is fixed, not subjective.

The standard you are being measured against

A check-out inspection compares the property with the inventory and photos taken at the start of the tenancy, allowing for fair wear and tear. Cleaning is not covered by fair wear and tear, which is why it is the most common deposit deduction.

Kitchen — where most deductions happen

  • Oven, grill, racks and door glass free of carbon
  • Extractor filter degreased
  • Fridge and freezer emptied, defrosted and wiped
  • Washing machine drawer, seal and filter
  • All cupboards emptied and wiped inside

Bathroom

  • Limescale removed from taps, screens and tiles
  • Grout and sealant cleaned
  • Toilet cleaned behind and beneath
  • Extractor vent dusted

Throughout the property

  • All personal belongings and rubbish removed
  • Interior windows, sills and frames
  • Skirting boards, doors and frames
  • Carpets vacuumed; stained carpets may need specialist treatment
  • Marks removed from walls where possible

Book it after the move, not before

Arrange the clean for after the property is empty. Cleaning around furniture and boxes leaves exactly the areas an inspector will check.
